Due Diligence Studies

Scythe & Spade conducts detailed due diligence studies on all of the agricultural properties our clients purchase or sell, regardless of whether we are acting as the manager, buyers representative or selling broker.  This process confirms not only the material facts regarding the investment but also delves deeper into the past operations and future feasibility of the property. This process, incorporating data from FarmBase includes:

  • Obtaining an accurate legal description of the land by comparing deed, title report and survey information with our geospatial data
  • Documentation and analysis of all natural resources, fixtures and improvements as well as the historical, current and projected income, expenses and depreciable assets on the property
  • An analysis of market conditions including regional farm leases, adjoining land uses and comparable sales and listings
  • An analysis of historical cropping plans
  • An assessment of water rights, including well locations, efficiencies, design, and productivity as well as an analysis of all related irrigation equipment
  • Identification of major soil types and classifications along with crop yield projections
  • Investigation into current and projected municipal zoning and flood designations
  • Verification of participation in and compliance with all applicable government programs, including FSA, NRCS and RMA
  • A detailed review of real estate taxes and irrigation district assessments
  • Proforma operating budgets and financial analysis
